Buy a home in Lahontan and you still don't own a tee time. That single fact catches more buyers off guard than any inspection contingency in Truckee's gated golf communities, because the sale that closes escrow and the membership that gets you onto Tom Weiskopf's championship course are two separate transactions, priced by two separate markets, moving on two different timelines. One of those markets is homes. The other is memberships, capped at 350 equity and invitational seats, and it trades almost entirely on its own.
That separation goes a long way toward explaining why Lahontan's public numbers currently read like they were written by two different analysts about two different neighborhoods.
Pull up a national listing aggregator today and Lahontan looks like a community cooling off. The median home price sits at $3,422,500. The average sale price over the trailing twelve months comes in at $3,104,841, down 21 percent from the period before it, with homes spending an average of 139 days on market against a national average of 45.
Pull up brokerage transaction reporting out of Truckee instead and the story flips. A November 2024 closing sold for $6,350,000, the highest price the community had seen since 2022. Later that year, a separate sale set a new record for price per square foot at $1,528. By 2025, a fresh community record closed at $6,850,000. Then in January 2026, two more homes, one on John McKinney and one on EJ Brickell, each closed between $5,000,000 and $6,000,000.

Both of those pictures are accurate. Neither is complete on its own.
Lahontan has 509 homesites spread across 906 acres in Placer County. In any given year, only a handful of those homes actually change hands. That is a fundamentally different statistical animal than a subdivision with hundreds of annual closings, where an average smooths out into something meaningful. In a market this thin, one dated resale and one architecturally distinctive new build closing in the same twelve-month window can move the average by double digits without telling you anything about where the community is headed.

They're describing opposite ends of the same distribution.
Here is the part that rarely makes it into a home listing. Lahontan's golf membership is capped at 350 equity and invitational seats, and it is sold independently of any home purchase, on an open secondary market where members list and sell to other buyers directly.
In January 2026, exactly one membership was listed for sale, asking $325,000. That figure lands roughly where Martis Camp's own 50 percent equity golf initiation sat as of 2025, at around $300,000 with about $45,000 in annual dues, according to a comparison guide published in mid-2026. The same guide describes Lahontan's typical full golf resale trading closer to $200,000 and up, with social memberships starting around a $70,000 initiation and roughly $13,900 in annual dues, alongside an HOA assessment near $5,800 a year.
Those two figures for the same asset in the same year don't agree, and that disagreement is the point. When exactly one seller is listing a membership, that seller's asking price is the entire visible market. A few months and a few more sellers later, the range looks completely different, not because the club lost or gained value, but because that's what a market built on a few dozen transactions a year looks like from the outside. It moves in single data points, the same way the home price data does.
Membership also carries costs beyond the initiation and dues line. The club's Lodge, fitness center, and Camp Lahontan family recreation facility are in the middle of a 2025-26 renovation, funded in part through a one-time $30,000 per-member assessment. A buyer stepping into membership now is stepping into that assessment cycle, which sits outside the home price entirely and outside the standard dues figures most guides quote.
The 2025 pattern across Truckee's gated communities wasn't unique to Lahontan. Schaffer's Mill, Lahontan, and Northstar each recorded all-time highs, while Martis Camp logged its second sale ever above $20 million. Over that same stretch, the broader $1 million to $2 million tier across the region kept facing more pressure from financing costs and slower decision cycles. The top of the market and the middle of the market told different stories, and any single-neighborhood comparison that only cites a median or average home price is missing half the picture.
A true cost of entry comparison between these communities has to stack the home price, the membership price as its own separately liquid line item, and the ongoing dues and assessment obligations that follow. Two communities with similar median home prices can have very different total entry costs once membership access, waitlists, and assessment cycles are added in.
If you're cross-shopping Lahontan against Martis Camp or Schaffer's Mill, ask what's currently available on the membership resale market and what the most recent transfer actually closed at, not what a published guide lists. That number moves faster, and with far less data behind it, than the home price does. Buyers who price only the house are pricing half the transaction.
